One leak is defined as one type of failed component in an individual area on one roof elevation.

SPECIFIED REPAIRS

INDIVIDUAL COMPONENT REPAIRS:

Section of valley repaired

Chimney top capping on one chimney stack

Roof slates or tiles to be either re-fixed or replaced (between 15-25 dependant on type, more than sufficient for an individual recently developed wear and tear roof leak)

Ridge tiles needing replacement (a maximum of 8 ridge tiles, more than sufficient for an individual recently developed wear and tear roof leak)

Cement works (restricted to one ridge line and erosion at least 5mm-10mm, one valley or verge, more than sufficient for an individual recently developed wear and tear roof leak)

Ridge tiles needing re-bedding (one ridge line, more than sufficient for an individual recently developed wear and tear roof leak)

One chimney stack (repointing where erosion is at least 5mm-10mm) No grinding of intact cement works

GENERAL TERMS

We only carry out work agreed with the property owner and no further works will be carried out unless authorised by the property owner

All agreements are subject to individual circumstances

The price stated in option one is to carry out an individual repair on any one failed roof/chimney component due to wear and tear

A repair may include part replacement of a component or to repair/re-fix the existing component if possible

If you have a leak in one area from inside the property (a single water mark or a cluster of water marks within one area which all came about at the same time) which has recently begun it is a reasonable assumption that one of the components has failed from above on the roof, it would be rare and unforeseen if two or more components failed at the same time and channelled to the same area inside (not impossible but extremely rare)

If a roof/chimney is left leaking for more significant amounts of time before contacting a professional, there stands more chance of a second or more further failed components
